Some of the residential projects in Bucharest could turn into apart-hotels

25% of the approximately 1,000 rooms estimated to enter the market until 2011, will be located in apart-hotels, as a result of changing certain residential projects, specified Mircea Draghici, project manager for hotel division of CB Richard Ellis Eurisko, (CBRE).

Thus, even if hotels investments amortize in up to 10 years, some developers would rather choose this alternative, under the circumstances of apartments sales stop, as a result of loans cost appreciation.

Draghici also considers that hotel clients could orient from 5 or 4 stars hotels to apart hotels, similarily to the change from business to economic flights.

CBRE representative stated that the hotel market will continue to increase on the 4 star segment, which accounts for 50% of the total 10,300 rooms in the capital.

According to CBRE, the market in the capital will have eight new hotels until 2011, out of which one, two at most, will be 5 star classified.

Draghici stated that most of the announced hotels on the market in the next period are units with a capacity of approximately 100 rooms.

While some real estate developers change their projects in apart hotels, many owners try to sell, while other developers postponed investments.
