EUR 5.5 mil. investment in Berthelot Hotel Bucharest

Constantin Arsene businessman, owner of Prodinf company, specialized in developing software products, invested EUR 5.5 mil. in Berthelot Hotel in the capital, 4 star classified. The unit opened at the beginning of 2009. The owner considers the investment will be returned within 4 to 5 years.

Berthelot hotel lies on an area of 2,350 sq m, has 44 rooms, a restaurant and a conference hall.

The hotel uses solar panels to heat water, which is later stored. The rooms are heated individually upon occupancy.

Constantin Arsene stated that, in order to remain competitive, the company analyized the tariffs of other market players and reduced prices to the lowest level on the market on the same hotel segment.

In March, tariffs per room started at EUR 59. The hotel registered an occupancy rate over 70%. The owner estimates an average occupancy rate of 65-70% for the first year after opening. 

Arsene stated that approximately 60% of business clients of the hotel come through online bookings on the websites were the hotel is registered. 

The owner stated that he has no intention to affiliate the hotel to a chain and hasn not considered yet the possibility to sell.
