BUCHAREST BENCHMARKING REPORT: year 2009 - 3 and 4 star hotel market

In 2009, the average occupancy of 3 star hotel in Bucharest dropped to 37.3% compared to 2008, when it reached 59.2%, while the average tariff reduced to EUR 50, from EUR 65 according to BUCHAREST BENCHMARKING REPORT, a monthly report carried out by Fivestar Hospitality consulting company.

According to the study, the average occupancy of 4 star hotels declined from 54.5% in 2008 to 41.5% last year, while the average tariff dropped from EUR 85 to EUR64.

BUCHAREST BENCHMARKING REPORT is a service launched on the Bucharest hotel market six months ago. At present, it focuses on the operational data of 3 and 4 star hotels. The sample comprises 3,200 rooms, representing approximately 40% of these hotels offer.

Out of the 10,000 hotel rooms in Bucharest, 5,210 are 4 star classified and 2,920 are 3 star classified.

Sorin Ionescu, Managing Partner of Fivestar Hospitality, explains that reduction in tariffs and occupancy is due both to the lower demand, caused by the economic crisis, as well as to the 47% increase in the number of hotel rooms in Bucharest in 2008. New hotels opened, such as Radisson Blu, Rin Grand and Ramada Plaza. The hotels opened in 2008 cumulated 3,450 rooms. In 2009, other 530 rooms became available on the market, as a result of projects started few years ago and completed last year.

According to Fivestar Hospitality representative, if, in 2007 the difference between the average tariff of 4 star hotels and that of 3 star hotels was EUR 28, this difference dropped to EUR 20 in 2008 and to EUR 14, respectively, last year. The difference diminished both due to the pressure of lower tariffs charged by 5 star hotels, as well as to that of the break-even point. The break-even point is typically around the value of about 40%,  in terms of occupancy rates, but depends on several factors, such as the average tariff applied, the level of services provided by hotels, the classification and cost structure, stated Sorin Ionescu to MEDIAFAX agency.

The representative of Fivestar Hospitality forecasts stagnation of tariffs for the current year and a slightly increase of the average occupancy starting the second quarter, when the demand  is expected to slightly recover.

“It will be hard to have tariffs at the level of past years. I believe that rates will remain at the current level for at least 2 years from now”, stated Sorin Ionescu.

BUCHAREST BENCHMARKING REPORT service will expand both in Bucharest and in the main cities in the country. The hotels will thus benefit of fresh data about the trend of the hotel market to which they relate to. Operational data, such as occupancy and the average tariff are confidential. The reports received from the beneficiary hotel owners include a comparison between their own parameters and the average parameters of competing hotels.
